With a sprawling area of 70,000 m², this architectural marvel redefines office spaces through innovative design and structural ingenuity, offering a vertical neighborhood that combines functionality with sustainability.
A Vertical Neighborhood
Situated in Futian, the central business district of Shenzhen, Essence Financial Securities is a 193.5-meter-tall tower that merges two separate headquarters offices, financial trading halls, and commercial office spaces into a cohesive vertical neighborhood. The tower features triple- and septuple-height courtyards that ascend through the floors, creating visually interconnected office clusters and communal spaces.
Innovative Structural Design
Rocco Design Architects Associates developed a novel structural approach to realize the towering courtyards within the building. By employing a twin-side core with an exoskeleton reinforced by horizontal trusses, the architects freed the center of the floorplates from structural elements, allowing for the creation of visually interconnected multi-floor offices. These courtyards not only enhance natural light but also facilitate ventilation and passive temperature regulation, contributing to a sustainable workplace environment.
Communal Spaces and Executive Offices
Below the headquarters offices, a set of full-depth floors houses communal functions and executive offices. At the heart of these floors lies a double-height lecture theater surrounded by VIP offices and conference rooms, offering panoramic views of the city and the nearby Shenzhen Golf Course. This combination of communal and executive spaces fosters collaboration and innovation among occupants.
Integrating with the Surroundings
The exterior design of Essence Financial Securities harmoniously blends with its surroundings, featuring a pedestrian passageway that connects the entrance plaza to the neighborhood’s green spaces and walkways. A low-slung volume at the base of the tower, adorned with green walls and a public roof deck, extends into a vibrant public plaza, engaging with the street life. Pedestrian sky bridges link the tower to nearby buildings, creating a cohesive campus environment.
Maximizing Functionality
The tower’s lower levels accommodate a range of commercial offices that span the entire floor plate, maximizing net rentable space. A sky lounge situated between the commercial and headquarters offices serves as a communal hub, offering amenities such as a gym, conference rooms, and social areas, promoting interaction and collaboration among occupants.
